The N/NE Quadrant Plan recommends changes to zoning and/or maximum building heights in portions of the study area. The recommended changes would not be effective until approximately 2015, following the adoption of the complete Central City 2035 Plan package, which will include the N/NE Quadrant Plan recommendations and those of the remaining quadrant plans yet to be completed.
To determine whether a particular property would be affected by these changes, click on the property on the map. A basic summary of the change(s), if any, will appear. Additional information on the types of changes is provided below. Base Zone Changes
A change in base zone would affect the types of land uses allowed on a site. The recommended zone changes in the N/NE Quadrant generally provide additional land use flexibility. Base zone changes may also entail changes to development standards such maximum building floor area and height, required setbacks and others. Changes in maximum height are indicated on the map.
Maximum Building Height Changes
Proposed changes to the allowed maximum building heights are indicated on the map. Both existing and proposed maximum heights shown on the map are inclusive of any height bonuses that may be available.
Employment Opportunity Subarea
Application of an Employment Opportunity Subarea (EOS) zoning provision is recommended for a portion of Lower Albina. This provision would generally allow more flexibility within the General Industrial 1 zone for certain types of office uses that are compatible with industrial activities.
