Proposed Design | We propose to install private sanitary pump systems in the most eastern and lowest three lots (lot 7, lot 8, and lot 9). The private sanitary pump stations would meet appropriate city codes and would be approved through future building permit process. |
Reason for alternative | The private sanitary pump systems - as alternates to gravity drainage systems - are required because public sanitary sewer service is not available at an elevation to serve the lower three lots. The systems would be designed with appropriate controls and fail safe measures per code to provide equivalent health, accessibility, structural capacity, life safety, and fire protection as a code built system. Electrical service and controls of the pump stations would meet and/or exceed appropriate electrical codes. Pump and pipe capacity would be designed to meet and/or exceed appropriate mechanical codes. |
Appeal Decision
Private sanitary pump system in lieu of gravity system: Granted provided that any fixtures in the dwelling that can achieve gravity drainage shall be made to comply with 709.0 and 710.1. Other fixtures may utilize 710.2 thru 710.10 in conjunction with proposed design.
The Administrative Appeal Board finds that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
