Code Section | Table 2902.1 |
---|---|
Requires | Minimum Number of Required Plumbing Fixtures |
Code Modification or Alternate Requested | |
Proposed Design | Plumbing fixture requirements in 201 OSSC for the stadium grandstands (A-5) are very high and would require an excessive amount of permanent toilets to be built at the grandstand location. These toilets would only be used on the rare occasion when the grandstands are filled (home varsity football games (7) and graduation ceremony total (1) ). At FHS we are proposing to provide a Sector 8 restroom building directly adjacent to the Grand Stands which partially meets the plumbing fixture requirement. The balance of the required plumbing fixtures would be provided at Sector 7 Athletic Building (adjacent to the football field due east of the Grand Stands). See attached matrix of plumbing fixture counts for both Sector 8 & Sector 7. This matrix shows that when combined, the number of restrooms provided at these two buildings will actually meet and exceed the number of toilet fixtures requirement for A-5 occupancy. See attached site plan for location of sector 8 & sector 7 buildings. |

Appeal Decision
Plumbing fixture count for bleacher seating: Granted provided:
a.) one lavatory is added to the men's toilet room to bring the count to 3
b.) temporary signage is posted during events, notifying attendees of the availability of additional restrooms in the Athletic Building.
This approval is contingent upon the use of sanitation facilities in the Athletic Building, and may be revoked if these are not available.
The Administrative Appeal Board finds with the conditions noted, that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
