Proposed Design | The current width of the stair is dictated not by the egress width requirement, (only a 4 foot stair width Is required per the code and would comply with OSSC 1026.5) but by the City Planning and Zoning 'Pedestrian Standards' 33.130.240 which requires a 6' wide pedestrian connectivity to the 2"' floor entry. |
Reason for alternative | The new 6 foot wide stair (required by City code 33.130.240) cannot be placed any farther from the property line due to the existing building location. The stair will be constructed all out of steel and other non combustible materials which will provide any occupant on the small 2"' floor to evacuate safely during a fire event. The neighboring lot to the West Is zoned R-5, which requires a 5' building setback for any new structures from the property line, which would provide a min of 13 feet to any existing/future structure. Current neighboring structure to the West Is about 15 feet from the property line. |
