Proposed Design

Existing beam and duct already sit lower than 6’4” from the floor. The two run parallel and alongside each other the entirety of the basement. No alternate construction materials requested, only a further height exemption. Finished drywall around beam and duct will result in a height of 6’1”. Attached diagram highlights the affected area, the other 50% of the beam/duct run is contained within a closet, next to a wall, or within 2’ of a wall. See attached appeal for legend and plans.

Reason for alternative

Existing height to support beam cancel the possibility of the ADU. Fire, health, structure, and safety are not affected by the exemption. Overall amount of space requesting exemption is 37 sq. feet out of a total area of 550 sq. feet.

Additionally, 24 sq. feet of the requested exemption is located next to a wall or in a closet space.
