There is an existing w/c from 1997/98 in a 150 sq. ft. addition on the West side of our home. The w/c is 4 feet by 4 feet. The toilet sits 13.5 inches from the west wall and 27.5 inches from the East wall but encroaches into the shower pan.

Reason for alternative

Existing bathroom w/c trying to legalize the 150 sq. ft. structure and toilet. It would be difficult in the current space to move the toilet to another location in the space.

150 sq. ft. addition was built of a 4" slab on grade on the West side of the home. The two West corners of the structure were taken apart to expose footing. It appears that there is a 10 inch footing on both sides of the structure (see photos attached). The East wall is connected to the back side of the house and the structure is attached to a concrete interior footing.

Reason for alternative

Existing structure. We are tyring to legalize drawings that were submitted to the City and attached for further review.

Roof load and beam size with loft collar ties show on approved plans.

Appeal Decision

1. Reduction in minimum toilet clearance to wall: Denied. Proposal does not provide equivalent level of access to fixtures.

2. Legalization of addition with foundation to remain: Granted as proposed.
