Appeal Information Sheet

Appeal item 1

Code Section

2022 OSSC 1010.1.1, and 2017 OAC 404.2.2

Requires

Door clear opening width to be 32” minimum, when door is part of egress and/or accessible route.

Code Modification or Alternate Requested

Allow existing pair of swing doors – 30” wide each, 60” wide total – at main entry to remain, with power function added to open both doors simultaneously when needed.

Proposed Design

Add new power function to existing double doors, so minimum clear opening width of main entry meets accessibility requirement, when power function is activated and both doors are opened simultaneously. Main entry doors are located on west side of reception room, with secondary door on east side of reception room that meets minimum clear opening width requirement for egress.

Reason for alternative

Existing pair of swing doors are beautiful, solid wood, hand-made by a local craftsperson. Aesthetic of doors dovetails with aesthetic of building overall, and new tenant would like to keep them if at all possible. Minimum clear width for egress is met by secondary door, and accessibility requirement is met even better by a pair of double doors with power function, with ~56" clear width, than by single door with no power function with 32" clear width.

Appeal Decision

Use of automatic door opener to meet door clear width requirements: Granted as proposed.

"The Administrative Appeal Board finds that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
