Per N1101.1(1) vaulted ceilings are required to provide an R-Value of R-30 while insulation levels at dormers are permitted to be reduced to R-21 for not more than 150 sf (exception f).

Code Modification or Alternate Requested

The intent of the appeal is to increase the dormer size to provide maximum usable space and height for the Owner.

Proposed Design

This project proposes increasing the dormer size by 50 sf to be 200 sf. In order to make up for the decreased R value at the dormer, the remainder of the roof (395 sf) will be over insulated from code required R-30 to R-45, providing an average R-value of 35 over the entire roof.

Reason for alternative

The proposed project is a two-story 576 sf ADU in Northeast Portland. The second level includes a storage loft area within the roof dormer. The structure's height is required to be 15' or less due to its location within the setback. In order to make the storage loft as functional as possible for the Owner, the design proposes to increase the size of the dormer itself.
