9/12/2024 - Per D. Bartley’s recommendation, applicant used Table 1004.5 to establish the occupant loads for the 2nd and 3rd floors by applying the 1:50 Dormitory factor across most of the floor area. This includes the spaces that are not sleeping rooms, but would only be used by the residents of the sleeping rooms. Those areas include kitchens, lounges, fitness, and dining. These are non-simultaneous use which are not contributing toward the occupant count proposed for the plumbing calculation only.

The proposal is to base the 2ND and 3rd floor plumbing calculations on 1 per 8 actual residents (or number of beds), instead of 1 per 8 occupants as calculated per Table 1004.5 (413 occupants).

For the administrative functions (conference room, offices, storage, etc.), we have calculated the number of plumbing fixtures based on Table 1004.5 occupant loads. This is shown in the submitted calculation table.

9/12/2024 - Using the prescriptive methodology of Table 2902.1 would result in a requirement of 48 showers which is many times the actual need in this setting.

Appeal Decision

Allow fewer plumbing fixtures to be provided than required for Groups R-1 and R-2: Granted for this tenant and use only.
