| Reason for alternative | The occupants of this R-2 dwelling unit and their guests all have access to single user toilet rooms in their residential units. Following the LS comments on 6/13/23, two single user toilet rooms were added to Floor Level 11 to serve roof deck amenity spaces. Additionally, one single user toilet room was added to Floor Level 1 for building leasing agents, their staff and the building maintenance personnel. The permit documents submitted on 9/1/2022 included two single user toilet rooms adjacent to the bike parking areas. Providing 295 of the required 297 plumbing fixtures meets the intent of the building code. |
Appeal Decision
Allow five unisex restrooms, three on Level 1 and two on Level 11, to serve amenity spaces: Granted as proposed.
The Administrative Appeal Board finds that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
