Requires

This tables gives maximum % of openings in a wall based on distance to the property line as well as degree of protection.

Code Modification or Alternate Requested

To allow wall openings exceeding the allowable % while installing a 13R sprinkler system.

Proposed Design

We are installing a 13R sprinkler system throughout. Table 705.8 does not provide any increase for a 13R system - just a full 13 system. The % that we are over are very small (27.8% on the first floor instead of 25%, etc. See attached chart for specifics.

Reason for alternative

The % of openings is just barely over the allowable - some % increase should be allowed for a 13R system.

To allow a stair that serves two lower level units to have a 3'-0"+ landing.

Proposed Design

We have the space to make the stairs a bit wider - but not longer - so we increased the width from code minimum 3' to 4' in width - but the landing at the top of the Lower Level stairs cannot be deeper than 3' - which is the code minimum.

Reason for alternative

Existing conditions make a longer stair very difficult. The door at the top landing does swing out so will not reduce the size of the landing at all. The recess of the out swing door will add 3-4" of depth to the landing as well.
