Appeal Information Sheet

Appeal item 1

Code Section

2022 OSSC 107.4

Requires

Work shall be installed in accordance with the approved construction documents, and any changes made during construction shall be resubmitted for approval.

Code Modification or Alternate Requested

Confirm acceptance for removal of fire access stair and concealing of access door.

Proposed Design

Due to good fire vehicle access around the entire building and the minor change in occupancy from S-2 to S-1, we propose to provide (1) additional access door and stairs to meet the 200 foot requirement.
Reconsideration Text: Propose acceptance of removal of the additional stair on South end of building per field approval of Senior Fire Inspector, Jeff Galvan.

Reason for alternative

Stair negates utilization of the entire South wall of the building. Scheduled to be complete before 2030, the existing site location will undergo significant transformation and site redevelopment. This is the only building to remain of the 11 existing on-site. Fire lanes, access routes, and emergency egress is all in the redesign stage for the new facility and this item is part of the coordination efforts with Fire and Emergency services.

Appeal Decision

Remove fire access stair: Granted for this tenant and use only provided the door is permanently disabled by removing the door hardware.

"The Administrative Appeal Board finds with the conditions noted, that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen the health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
