705.8.6.2

Requires

Where a new building is to be erected adjacent to an existing building, all opening protectives in the exterior wall of the new building are required to have a fire protection rating of not less than 3/4 hours where these opening protectives are less than 15 feet vertically above the roof of an existing building or structure. The opening protectives required are required where the distance between the buildings or structure is less than 15 feet.

Code Modification or Alternate Requested

Employing Type 13 water curtain sprinklers in lieu of providing rated openings.

Proposed Design

There are fourteen total proposed non-operable windows at the second, third and fourth floors within 15' of an existing structure on the adjacent lots. The East Elevation has four non-operable windows on the second and third floor and the West Elevation has ten non-operable windows on the third and fourth floors. These windows are proposed with dedicated Type 13 water curtain sprinkler heads on the interior side and will remain un-operable. Each opening will have sprinkler heads spaced not more than 6 feet apart. The sprinkler heads will be a minimum of 6 inches and maximum of 12 inches from the window, and a maximum of 12 inches below the ceiling.

Reason for alternative

Dedicated sprinkler heads at non-operable windows will serve the goal of protecting the openings from the adjacent building, and vice versa. In this case, the additional sprinkler heads provide an equivalent level of life safety as a 3/4 hour protected opening.

PFC SECTION 912, NFPA 18 8.18.2.2, NFPA 13R 6.11.1

Requires

A fire hydrant shall be located within 150 feet of a fire department connection (FDC) or as approved.

Code Modification or Alternate Requested

There are two existing fire hydrants within one block of the project site, 560 feet to the Northwest and 405 feet to the Southwest of the proposed FDC location. The building is proposed to be sprinklered throughout with a full NFPA 13 system.

Proposed Design

Allow a distance greater than 150 feet from the proposed FDC to public hydrant.

Reason for alternative

The existing fire hydrants and NFPA 13 sprinkler throughout provide an equivalent level of fire safety and meet the intent of the code.
