Proposed Design | For existing walls requiring a fire rating upgrade and located less than 5 feet from the property line, we are requesting permission to install two layers of 5/8” Type X drywall on the interior surface of the wall, extending from the top of the bottom roof sheathing to the top of the parapet wall, instead of using 5/8” Type X drywall on both the exterior and interior. The existing James Hardie plank siding is 1-hour fire-rated, which enhances the wall's fire rating capabilities. |
Reason for alternative | Upgrading the exterior wall to comply with this section would necessitate removing the sheathing and siding of the existing building. This alternative proposes to remove only the interior side in order to install two layers of 5/8” Type X gypsum board on the interior face. This approach will save time and costs and will not require access to the neighbor's side. We believe this alternative meets the intent of the code for fire protection at the property line. |
