Fire Code requires a fire hydrant close by and minimal road widths to access site. Access on the site will be steep exceeding 18%.

Code Modification or Alternate Requested

The existing SW Chelmsford is narrow and steep, applicant is unable to widen road or change topography to the site. There is no water service in Chelmsford Ave.

Proposed Design

The closest fire hydrant is located at SW Davenport Lane and SW Davenport Street.

Provide a NFPA 13 system at new duplex and provide fire access easement along 1025 SW Davenport that will be free and clear of any obstructions for access to the new parcel.

Reason for alternative

The applicant is unable to modify Chelmsford Ave. Applicant is unable to provide fire hydrant at Chelmsford.
