Requires

Code section requires the minimum fire flow for one and two family dwellings having a fire flow calculation area which does not exceed 3,600 square feet shall be 1,000 gpm measured at 20 psi residual pressure.

Appeal to reduce required fire flow of adjacent fire hydrant requirement.

Proposed Design

A. Project will install NFPA 13D fire sprinkler system in lieu of meeting fire flow requirement. This will occur for both the proposed house and ADU.
B. Fire hazard will be significantly reduced significantly by the removal of 14 large dead trees on the east property line.
C. The nearest fire hydrant is near the property and allows for the 250 ft. maximum length of fire hose as required to both structures.
D. Non-combustible exterior wall finishes and non-combustible (Class A) asphalt roofing will be installed for both structures.

Reason for alternative

Estimated water flow from the Portland Water Bureau does not meet the minimum GPM required.

Requires

Dead end fire apparatus access roads in excess of 300 feet in length shall be provided with an approved turnaround.

The request is to eliminate the turnaround requirement on the existing dead-end street (SE 110th Ave) that is more than 300 feet long.
