Appeal item 1

Code Section

R302.2

Requires

Requires 1 hr rated walls supporting a rated floor/ceiling assembly

Code Modification or Alternate Requested

We'd like to install all the fire rated gyp. bd. on the inside of the fire rated walls.

Proposed Design

This is a two story structure - ADU over ADU. One hour floor ceiling assembly per approved drawings. Supporting walls and wall separating ground floor ADU from 2nd floor ADU exterior stairs - are required to be 1 hr rated. Contractor is running into field issues with fire ratings and would like to install both layers of 5/8" type 'x' gyp. bd on the interior face of the exterior N, E and S fire rated, ground floor, walls.

Reason for alternative

Ease of construction. But - we think this is actually a better solution in this case as it's protecting the 2nd floor a bit better if the fire was coming from the ADU below. The chance of exterior fire with 5'+ set backs on all sides is remote. The chance of fire from the unit below seems higher and this solution provides more protection in that scenario.

Appeal Decision

Modify fire-resistance rated exterior wall assembly: Granted as proposed. Permit revision required.

"The Administrative Appeal Board finds that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen the health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
