R305.1 Minimum Height

Requires

R305.1 - Exception 2: Not more than 75% of floor area of a bathroom or toilet room is permitted to have a sloped ceiling less than 6'-8" in height, provided an area of 21" by 24" in front of toilets and lavatories has a minimum of 6'-4" in height, measured from the finished floor. An area of 24 inches by 30 inches in front of and inside a tub or shower shall have a minimum of 6'-4" in height, measured from the standing surface of the fixture.

Code Modification or Alternate Requested

The intent of the appeal is to add a skylight above the toilet to meet head height requirements in a bathroom with a sloped ceiling.

Proposed Design

The bathroom is located under a sloping roof. Total floor area greater than 5' is 16.3 SF and the area at floor finish is 20 SF. Ceiling height at 6'-8" and above equals 8.2 SF or 50%. Thus, the bathroom meets the dimensional requirements for spaces with sloped ceilings; however, the head height at the toilet does not meet a minimum 6’-4” over the entire required fixture clearance area.

We propose to install a 34"x 46" skylight over the toilet and sink fixture clearance areas to increase the total head height as shown in the drawings attached. The resultant head height on the high side of the required 21”x24” toilet clearance area would be 6'-8" and the low side would be 6'-5.5”.

Reason for alternative

The bathroom is being added to already existing building area. Existing conditions and client needs make this the best suited location for a half bath and no other fixture orientation is possible in this space. The effective head height will meet code standards.

Appeal Decision

Use of skylight to provide headroom clearance: Granted as proposed.

The Administrative Appeal Board finds that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen the health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
