Requires

Fire access roads shall extend to within 150 feet of all portions of the exterior walls of the first story of the
building as measure by an approved route around the exterior of the building. When the building is equipped
throughout with an approved automatic sprinkler system, this distance can be extended to 250 feet.

Code Modification or Alternate Requested

Portions of the East side of the building are 305ft distant from fire access through NE Multnomah Street. Alternate requested to provide exterior standpipe connection on Northeast corner stair in lieu of vehicular fire access across Plaza & between the building and existing mall structure.

Proposed Design

Architect is proposing to add a standpipe to the North-East Stair with an exterior hose connection. This allows for all exterior portions of the building to be accessible with a hose.

Reason for alternative

The project has undergone preliminary Fire Life Safety meetings. During these meetings, the Architect reviewed site conditions, including existing fire hydrant locations along 9th Avenue, the open Plaza at the corner of 9th and Multnomah, and future plans for the public right-of-way (NE 10th Avenue).
The attendees — including Joe Thornton — agreed that a fire access road would not be required on the Plaza. Instead, a standpipe located within the northeast stair, equipped with an exterior hose connection, would be sufficient to support an appeal allowing for a hose reach distance exceeding 250 feet. The proposed exterior hose connection ensures that all portions of the building remain within the maximum allowable 250-foot reach.
