Requires

The minimum fire flow and flow duration for one- and two-family dwellings having a fire-flow area that does not exceed 3,600 square feet shall be 1,000 gpm at 20 psi for 1 hour. For one and two-family dwellings exceeding 3,600 square feet, the required fire flow shall be as specified in PFC Appendix B, Table B105.1(1).

Fire flow reduction (without fire sprinklers)

Proposed Design

The available fire flow came in at 950 GPM. We're requesting a reduction in the allowed fire flow from 1000 GPM at 20psi for 1 hour to 950 GPM at 20psi for 1 hour.

Reason for alternative

Fire sprinklers are cost-prohibitive to the project and will likely result in the dwelling unit never being built.

PFC 503.1.1

Requires

The fire apparatus access road shall extend to within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building. This distance can be increased to 250 feet if equipped throughout with approved automatic sprinkler systems installed in accordance with Section 903.3.1.1 or 903.3.1.2. Note on the plan set a DFS for 13D sprinkler system when applying this exception.

Increase in the access road distance from 150 feet to 180 feet

Proposed Design

Increase in the access road distance from 150 feet to 180 feet without fire sprinklers. If required, the owner is willing to install no parking signs for the first 30' of the driveway (70'+ long) in order to allow the fire truck guaranteed access to pull onto the property.

Fire sprinklers and installing a new fire hydrant are cost-prohibitive to the project and will likely result in the dwelling unit never being built.
