Requires

GRADE: The grade of a fire apparatus access road shall not exceed 15% for unsprinklered properties. When approved fire sprinklers are installed and topographical conditions will not allow a lesser grade, a maximum grade of 18% will be allowed. (OFC 503.2.7 & D103.2)

Code Modification or Alternate Requested

We are requesting a code exception, as the site grade exceeds the maximum by only about 1%.

Proposed Design

We plan to use predominantly noncombustible exterior materials throughout the entire building, including a noncombustible roofing system. Attached are several photos illustrating the street grade. Along SW 49th, prior to reaching our site, the right-of-way slope remains below 15%. The steeper portion begins near our property and maximum is 16%, there is a steeper grade located in front of 5235 and 5241 SW Vacuna St. We are seeking an exception in front of our lot based on this localized increase.

Reason for alternative

The increased slope is limited to a short portion of the road and does not extend continuously throughout. It begins near the site and gradually tapers off. Given that the overall slope is only slightly above the code limit and that we are using primarily noncombustible exterior materials, we believe the proposed design maintains equivalent fire safety and protection standards.
