Appeal Information Sheet

Appeal item 1

Code Section

R302.1

Requires

Eaves to not encroach with 2' of a property line

Code Modification or Alternate Requested

To allow eaves from the house and adu to be closer to eachother than codes allows if several sprinkler heads are placed in the adjacent eaves of the ADU.

Proposed Design

Both structures are existing. The two buildings are actually connected now and the ADU eave is only about 12" from the house - we are cutting the connection between structures and cutting back the eave near the house so there is no overlap anymore. There is 4'-9" between the house and the ADU and the ADU will have 2'-2' eaves once trimmed back and the house already has approximately 18" deep eaves.

We'd like to keep the eaves as proposed but install two sprinklers heads in the ADU eave where the house and ADU overlap.

Reason for alternative

The sprinkler heads will allow for existing construction to remain and cover over all exterior doors.

Appeal Decision

Allowance of eave projection less than 2 feet from fire separation line: Denied. Proposal does not provide equivalent fire and life safety.
