Requires

The requirements of Section R302.1 do not allow an eave projection within 2ft of a property line. The north exterior wall of my proposed garage modification is located 2ft from the north property line.

Code Modification or Alternate Requested

I would like to request an apeal to this code requirement provide that a 1-hour rated wall and protected eave overhang detail is utilized to be able to keep the proposed 1'-6" eave overhang.

Proposed Design

Please see detail 1/S4.1 in the attached PDF which implements the City of Portland recommendations to meet a 1-hour rated wall and protected eave overhang to provide protection for the eave overhang. This detail utilizes 1/2" CDX plywood on the roof along with 5/8" gypsum sheathing/wallboard on the exterior wall and soffit. Fire blocking is also included.

Reason for alternative

Part of the goal for our garage renovation is to better align the garage with the aesthetics with our 1926 home. The existing garage was built later and does not incoporate some of the same design details as the eaves of the existing/original home. Our goal is to better align the garage with the main original home on the property. By providing the 1-hour raged wall and protected eavh overhang, we will meet equivalent life safety of the structure and neighboring structures. Thank you for your consideration.

Appeal Decision

Eave projection within 6" of property line: Granted provided a 4 foot width of fire-retardant-treated roof sheathing is installed along the edge of the roof.

The Administrative Appeal Board finds with the conditions noted, that the information submitted by the appellant demonstrates that the approved modifications or alternate methods are consistent with the intent of the code; do not lessen the health, safety, accessibility, life, fire safety or structural requirements; and that special conditions unique to this project make strict application of those code sections impractical.
