| Proposed Design | The site is served by one 20-foot Fire Apparatus Access Road throughout the site. The proposed development of the site has 49 dwelling units. There are 11 Single-Family homes, 5 Duplex homes, and 7 Quadplex homes. The buildings will be equipped with full NFPA13 fire sprinkler system. Building siding will be predominantly non-combustible with small areas of cedar accent. Although the turnarounds at the North end of the site do not exactly match the acceptable turnaround drawings shown on D103.1, the proposed design complies with the given dimensional and turning radius requirements. |
| Reason for alternative | Due to the topography of the area, and the limited amount of site flexibility due to large amounts of grading, along with wetland and floodplain boundary encroachment, no additional roadway width is able to be provided. The proposed design meets the code’s intended fire protection with a full NFPA13 fire sprinkler system. |
