Code Section

Fire Department Turnaround

Requires

Dead end fire apparatus access roads in excess of 300 feet in length shall be provided with an approved turnaround.

Code Modification or Alternate Requested

The request is to eliminate the turnaround requirement on the existing dead-end street (SW 54th Ave) that is currently more than 300 feet long.

Proposed Design

The proposal is for five new detached homes to be built on the subject property which is on an existing dead-end street (SW 54th Ave) without a fire bureau turnaround. The units will be sprinklered and built with non-combustible siding and roofing.

Reason for alternative

The alternative is to add fire resistant materials to the proposed homes. There are no alternatives to add a meaningful street turnaround to the site because the site is located mid-block.

Code Section

Fire Apparatus Access Road Width (OFC 503.2.1)

Requires

Fire apparatus access roads shall have an unobstructed driving surface width of not less than 20 feet, exclusive of shoulders, and an unobstructed vertical clearance of not less than 13 feet 6 inches. (OFC 503.2.1)

Code Modification or Alternate Requested

Along SW 54th Avenue between SW Garden Home Road and the north property line of the subject site, the existing pavement ranges between 14 and 15 feet wide.

Proposed Design

Retain the existing public street paving that is 14-15 feet wide. The five new units will be sprinklered and built with non-combustible siding and roofing.

Reason for alternative

The alternative is to add fire resistant materials to the proposed homes in addition to sprinklers. There is existing vegetation that prevents widening the driving surface.

Fire access width adjacent to hydrant

Requires

Where a fire hydrant is located on a fire apparatus access road, the minimum road width shall be 26 feet within 20 feet of the hydrant, exclusive of shoulders, to provide a staging area for apparatus on the access road. See Appendix D for exceptions. (OFC D103.1)

Retain the existing 14- to 15-foot wide paved roadway on SW 54th Avenue between SW Garden Home and the north property line of the site.

Proposed Design

The units will be sprinklered and built with non-combustible siding and roofing.

Reason for alternative

The alternative is to add fire resistant materials to the proposed homes in addition to sprinklers. There will be the minimum 26 feet adjacent to the hydrant on SW Garden Home Road.
