Requires

The fire apparatus access road shall extend to within 150 feet of all portions of
the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building. This
distance can be increased to 250 feet if equipped throughout with approved
automatic sprinkler systems installed in accordance with Section 903.3.1.1 or
903.3.1.2.

Code Modification or Alternate Requested

A 12' wide common driveway is proposed to access off-street parking for the new dwelling units. The existing dwelling will remain which prevents the common driveway from meeting the width standard for fire apparatus access road. Units 2-4 are already proposed to be equipped with automatic fire sprinklers to meet section OFC 503.1.1. Units 5 & 6 are more than 250' from NE 143rd Ave.

Proposed Design

Units 2-4 are proposed to be equipped with fire sprinklers (13d) to meet section OFC 503.1.1. Units 5 & 6 are also proposed to be equipped with fire sprinklers (13d), the furthest point of Unit 6 is approximately 325' from NE 143rd Ave.

Reason for alternative

The location of the existing dwelling prevents the common driveway from meeting the width standard for fire apparatus access road.

Code Section

OFC 507.5.1

Requires

Where a portion of a facility or building is more than 400 feet from a hydrant on a fire apparatus access road, as measured in an approved route around the exterior of the building, on-site fire hydrants and mains shall be provided. For buildings equipped throughout with an approved automatic sprinkler system the distance requirement may be increased to 600 feet.

Code Modification or Alternate Requested

The furthest points of Units 5 & 6 are more than 600' from the nearest hydrant located at 252 NE 143rd Ave. A 2nd hydrant is located at the SW corner of NE 143rd Ave & Glisan St.

Proposed Design

Units 2-4 are proposed to be equipped with fire sprinklers (13d) to meet section OFC 503.1.1. Units 5 & 6 are also proposed to be equipped with fire sprinklers (13d), the furthest point of Unit 6 is less than 700' from the hydrant at 252 NE 143rd Ave.

Reason for alternative

There are already two hydrants located within 350' of the site in each direction.
