Requires

The minimum fire flow and flow duration for one- and two-family dwellings having a fire-flow area that does not exceed 3,600 square feet shall be 1,000 gpm at 20 psi for 1 hour. For one and two-family dwellings exceeding 3,600 square feet, the required fire flow shall be as specified in PFC Appendix B, Table B105.1(1). A reduction of 1/2 of the required fire flow is allowed when residential fire sprinklers are installed that meet the Fire Code.

Allow for development with a minimum fire flow of 250 gpm from nearest hydrant

Install a13D sprinkler system with 4.9K heads and construct new dwellings with non-combustible roofing & siding

Reason for alternative

The next closest hydrant is more than 600' from the site on the south side of SE Division St. A new water main in SE 110th Ave would be required to meet the minimum flow requirements

Reason for alternative

The subject site is more than 500' south of the north terminus of SE 110th Ave. The subject site's owner has no way of providing the required turn around.

OFC 503.1.1

Requires

Access roads shall be within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility. When the building is equipped throughout with an approved automatic sprinkler system, access roads shall be within 250 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility.
