Reason for alternative

The permit reviewer determined the project valuation based on ICC valuation tables at a figure of $3.3 million. The
real bids I have received put the figure around $1.8 million, significantly lower. Most of the actual construction will be
done by my own construction company, Pinacle Construction. This lowers costs significantly rather than hiring an
outside general contractor that would mark the project up. I also plan to provide all the building materials through my
company, which removes another layer of mark up that an outside contractor would charge. Only plumbing, electrical,
HVAC, and fire safety systems will be performed by outside contractors, which I already have firm bids on. I have
already shared these with the reviewer, to no avail.
