Proposed Design

Utilizing aluminum frame, double glazed overhead doors with weatherstripping, in three locations. Heat loss due to infiltration will be offset by using 97% efficient air-to-air heat pumps.

Reason for alternative

The overhead doors are an important part of the building design. It is not possible to meet prescriptive energy code with this type of door. It is anticipated that the 97% efficient heat pumps will exceed the heat loss from the overhead doors, providing a net gain in energy conservation.

Installation of 13R sprinkler system in residential unit only. A one hour rated partition will separate the residential unit from the commercial portion of the building. An additional layer of 5/8” gyp. board will be added to one side of the wall.

Reason for alternative

The one hour demising wall with additional layer of gyp. board will provide equivalent protection to a fully sprinklered building.

Provide one hour rated floor/ceiling between commercial bathrooms and sleeping lofts above, based on UL Design L507, with the following modifications: 1) Use 2x6 joists instead of 2x10. 2) Omit metal screening, 3) Use solid wood blocking instead of cross bridging, and 4) Use two layers of 5/8” gyp. board at ceiling instead of one ½” layer.

Reason for alternative

The revised design with additional layer of gyp. board will provide equivalent or better protection compared to the standard design.
