| Proposed Design | 16.-1.2q Exterior Walls rated for fire resistance from the insided only in accordance with Section 704.5. 2X6" (51mm x 152 mm) wood studs at 16" on centers with double top plates, single bottom plate; interior side covered with 5/8" Type X gypsum wallboard, 4' wide applied horizontally or vertically with vertical joints over studs and fastened with 2 1/4" Type S drywall screws, spaced 12" on center, wallboard joints covered with paper tape and joint compound, fasterner heads covered with joint compound, exterior side covered with 7/16" wood structural panels fastened with 6d common nails (bright) spaced 12" on center in the field and 6" on center along the panel edges. Cavity to be filled with 5 1/2" mineral wool insulation. Rating established from the gypsum-covered side only. |
| Reason for alternative | Permit was approved on April 24th, 2012 with no mention whatsoever of having to have 1 hour fire rating on the east wall of this structure. May 7th, Inspector Janell ph#823-4735 came by to inspect the structure. She called out "east wall to be 1hr fire rated". 5/8/12, coming to the city planner today, expecting to be told that we must use 5/8" gypsum board on the interior to achieve the needed fire rating, we were told that we would have to remove the siding which we had just replaced from the existing 2 x 4" existing wall, to 2x6" framing with 7/16" panel board and primed. Everything required by the original permit has been done and it would cost us an excessive amount of money and the waste of much expensive material to undo and redo the east wall to the new specifications. Everyone I spoke to at the City on 5/8/12 admitted that this item was missed originally by the city planner who approved the permit and, because of this, the usual $68 overview fee was waived. Now we are being charged a $215 appeal fee and are being forced to hault progress on the project until the appeal is adjudicated. We would like for the panel to approve the proposed design above and to refund the appeal fee. |
